Every estimate is built from actual completed sales recorded by HM Land Registry for your postcode sector, not asking prices, not another site's own estimate. Each comparable sale is adjusted to today's prices using the UK House Price Index, then the median of the closest, most recent matches becomes your figure, alongside a confidence score showing how much comparable-sales evidence backs it up.
