HowMuchIsMyHomeWorth.uk is owned and operated by EIGHTFINITY LTD, a company registered in England and Wales (company no. 15528515), registered office 20 Wenlock Road, London, England, N1 7GU, which also operates PropertyAlert.uk, a property investment analysis platform used by UK investors to find below-market-value deals, rent-to-serviced-accommodation opportunities and motivated-seller listings.

Why we built this

PropertyAlert.uk's investment scoring depends on knowing, accurately, what a property is realistically worth against what it's being marketed for. We'd already built the underlying valuation engine, postcode-sector benchmarking against HM Land Registry sold prices, adjusted for bedroom count, property type and how the market has moved since each sale, for that internal purpose. HowMuchIsMyHomeWorth.uk exists because the same engine is genuinely useful to anyone who just wants to know what their own home is worth, not only to investors screening deals, so we made it free and public.

Where the numbers come from

Every valuation is built from actual completed sales recorded by HM Land Registry, not asking prices, not other sites' estimates. We take the sold prices of comparable properties in the same postcode sector, adjust each one for how the market has moved between its sale date and today using the UK House Price Index, adjust further for bedroom count relative to your property, and only widen the search radius or the time window when there aren't enough nearby comparables to produce a reliable figure. The result is a median estimate with a confidence score reflecting how many genuinely comparable sales it's built from. See our full methodology for the detail.

We're not a RICS surveyor, a mortgage lender, or an estate agent, and a valuation from this site is not a substitute for any of those. It's a free, instant, data-driven starting point, useful for a sense-check, for tracking how an area is moving, or for curiosity, not a number to make a financial decision on without the appropriate professional advice for that decision.
