HowMuchIsMyHomeWorth.uk (“the Site”) is operated by Eightfinity Ltd, a company registered in England and Wales (Company number: 15528515), which also operates PropertyAlert.uk. By using the Site you agree to these Terms of Use.

2. What the Site Provides

The Site provides free, automated, indicative property valuation estimates for UK residential properties, generated from HM Land Registry sold-price data and related public/licensed data sources.

3. Not a Formal Valuation

Valuations shown on this Site are automated estimates only. They are not a Royal Institution of Chartered Surveyors (RICS) survey, a mortgage valuation, or professional financial or property advice, and must not be relied upon as such. Actual sale, mortgage or insurance value may differ materially from the figure shown. For any decision involving buying, selling, remortgaging or insuring a property, obtain a formal valuation from a qualified surveyor or your mortgage lender.

4. No Warranty

The Site is provided “as is” without warranty of any kind, express or implied, including as to accuracy, completeness, or fitness for a particular purpose. Underlying data (Land Registry sold prices, EPC ratings, postcode lookups) may be incomplete, delayed, or contain errors outside our control.

5. Limitation of Liability

To the fullest extent permitted by law, Eightfinity Ltd accepts no liability for any loss or damage arising from reliance on valuations, data, or content provided on the Site, whether direct, indirect, or consequential. Nothing in these Terms excludes liability that cannot be excluded under English law (for example, liability for fraud or death or personal injury caused by negligence).

6. Acceptable Use

You may not use automated means (scraping, bots, bulk querying) to extract data from the Site at a scale beyond normal individual use, attempt to disrupt or overload the Site, or use the Site for any unlawful purpose.

7. Intellectual Property

Land Registry Price Paid Data is used under the Open Government Licence v3.0 and contains HM Land Registry data © Crown copyright and database right. The Site's design, code and original content are © Eightfinity Ltd.

8. Advertising

The Site may display third-party advertising, including via Google AdSense. Advertisements are not endorsements by Eightfinity Ltd, and we are not responsible for the content of third-party ads or the sites they link to. See our Privacy Policy for details on advertising cookies.

9. Changes

We may update these Terms or the Site at any time without notice. Continued use of the Site after a change constitutes acceptance of the updated Terms.
